The problem
You’re paying to haul air.
Haulers bill by the container and the pickup, not by how full each one is. Residents pile into the closest bin, it overflows, and the others go out half-empty. The usual fix is more pickups and bigger containers. You pay for both.
What we do
Measure every bin, move trash from overloaded containers to underused ones, break down boxes and sweep, on the days your property needs it.
What changes
Containers go out full and even, so you can safely cut pickups, avoid overflow charges and keep the enclosure clean for residents.

Diversion in our multifamily recycling pilot
Since 1991
Measuring and reporting on Southern California enclosures
California compliance
The state keeps raising the bar.
California’s recycling and organics laws put real obligations on property owners. We set up the containers, keep streams clean on every visit, and give you the records from our daily reports.
A summary for orientation, not legal advice. Your city may add its own requirements.
- AB 341Mandatory commercial recyclingBusinesses and multifamily properties with five or more units must arrange recycling service.
- AB 1826Mandatory organics recyclingBusinesses, including multifamily properties, must arrange organic waste recycling.
- SB 1383Statewide organic waste reductionIn force since 2022, with requirements for separation, contamination monitoring and records that cities enforce.

Questions
Straight answers.
Are you a trash hauler?
No. PRO-AM is not affiliated with any hauler, compaction equipment seller or service provider. We work alongside your current hauler, and on your behalf when it is time to renegotiate.
How does on-site waste control lower my bill?
Haulers charge by container and by pickup, not by how full each container is. When some bins overflow and others sit half-empty, the usual fix is extra pickups or bigger containers. We keep the load spread evenly and compacted, which lets you safely cut service you do not need and avoid overflow charges.
What does the free assessment include?
An onsite evaluation of your enclosures, a review of your hauling contract and invoices, recommended service levels, a cost-benefit analysis, and the annual savings we project for your property.
Which areas do you serve?
Orange County and the surrounding Southern California region, from our office in Lake Forest. If you manage properties farther out, call us and we will tell you straight whether we can serve them.
Can residents or tenants book a bulky item pickup?
Yes. Bulky items such as sofas, mattresses, appliances and e-waste can be scheduled online or by phone, and our crews are licensed and insured.
How quickly will I hear back?
We call you back within one business day of a quote or assessment request. For something urgent, call or text us.
